Job Description:

We are currently looking for an experienced homeowner association manager to fill the position of General Manager at an upscale high rise community within the Wilshire Corridor.  The candidate that we are looking for would be able to do the following:

  • Maintain a professional rapport with the residents of the community and respond to all inquiries on behalf of the Board of Directors.

  • Supervise the on-site staff and develop a maintenance / custodial checklist.  Handle staff schedules and review of staff assignments to ensure adequate coverage.  Monitor time cards and submit timesheets to the financial management company for timely processing of payroll.

  • Plan, direct, recommend, and implement policies and procedures to ensure the services required to maintain the common elements of the Association are provided in a first-class manner and in accordance with HOA rules and regulations.  

  • Work with security to oversee general ingress and egress processes of the community and enhance any security post orders as may be necessary.  

  • Supervise the selection and management of outside vendor staffing to assure personnel capable of meeting the community’s goals and high standards in a hospitable, sensitive and courteous manner.  Solicit bids for non-emergency services and prepare bid comparisons for the Board's review.  

  • Report directly to the Board of Directors of the Association and provide regular updates to the Board on the progress of open and completed tasks.  

  • Plan, direct and oversee implementation of comprehensive systems for the protection of the community assets and records of the Association in a professional manner.  

  • Inspect community and facilities, at least once daily, in order to determine maintenance and security needs and to detect hazards and potential rule violations.  Ensure that safety rules are posted and enforced.

  • Assist in preparation of reports and insurance claims for damages to Association property, including the estimated cost of repair, and cause repairs to be made in accordance with the Board of Directors’ approval.  

  • Assist the Board of Directors in preparation and posting of the agenda for meetings of the Association and committee meetings.  

  • Prepare a management report and a Board package for each Board of Directors meeting.  

  • Attend all regularly scheduled meetings of the Board of Directors.  Attend Committee Meetings and Annual or Special Meetings when requested.

  • Provide one page, weekly report to the Board of Directors briefly summarizing the past week’s major events.  

  • Provide a prioritized Action List to focus on all projects/duties within the community and the assigned task holder.  

  • Assist in preparation of the Annual Budget and coordination of Board Meetings.   

  • Maintain, organize and secure the safekeeping of blueprints, maps, plats, etc.  

  • Prepare recommendations for collection action on delinquent accounts and act as liaison with the financial management company and Board.  

  • Solicit bids for maintenance, construction, and other community projects, and participate in the selection of contractors and vendors for furnishing of landscape maintenance, janitorial and maintenance services, water, electricity, gas, telephone, pool maintenance, exterminator service, repairs or reconstruction of structural improvements, preventive maintenance, and such other services deemed to be in the best interests of the Association and necessary in order to administer the Association in a first-class manner in accordance with the Declaration.  

  • Subject to the approval of the Board of Directors, supervise and monitor contractors rendering services to the Association.  

  • Inspect the repair and maintenance of equipment and building components and review invoices to confirm work completion and contract compliance.  

  • Track all architectural change requests by homeowners and inspect for compliance upon completion.  

  • Any other responsibilities as assigned by the Board of Directors.  

  • Supervise valet and oversee payroll

Job Requirements:

  • Strong oral and written communication skills.

  • Experience with high rise buildings

  • Knowledgeable with the Davis Stirling Act

  • Proficient in Microsoft Office
